We appreciate that buying a house is a life time decision. As they
say, you only build one home in a life time. We therefore suggest
that you take good care of evaluating the options available before
you decide.
We are glad to give here below the features of this sample duplex
to help you evaluate it. We commit to deliver the duplex that you
may purchase to have at least these features if not more. You are
welcome to compare our sample duplex with similar properties so as
to arrive at a more informed decision.
I.
FOUNDATION, SUB AND SUPER STRUCUTRE
1. Foundation is 5 ft deep beyond original ground level and there
is a sand filling of 6 ft above original ground level. So as to
ensure there is no seepage of underground water etc we have built,
at foundation level, a 3 ft high sealing wall on the periphery of
the entire building.
2. The building structure is RCC framed with columns and beams; 15
columns have been provided to support the house; the inherent
strength will ensure another floor (2nd floor) can easily be added
if the house owner so desires.
3. The structure is suitable for ZONE -3 sesmic area (earthquake
resistant)
4. The steel used is all TMT STEEL (IPISTEEL make); TMT STEEL
Rebars, while being costlier, are much stronger and corrosion
resistant than the conventional CTD Rebars used in construction
thus leading to a safer and longer lasting house.
5. Cement used is of GRADE 53 for foundation and GRADE 38 for all
other works. Cement used is either ULTRA TECH or ACC brand only;
The same brand is used at all places and no weak / inferior brand
has been used at all.
6. For crack free construction, checking water seepage, protecting
steel from corrosion as well as dampening of walls, RECRON 3S
(from RELIANCE INDUSTRIES LTD.,)has been used extensively for
leakage proof / additional binding strength etc.
7. Water Proofing: The duplex has been given multi water proofing
treatment. Dr. Fixit Pidiproof LW, a liquid integral waterproofing
compound has been used during terrace concreting; Additionally for
wet areas / exposed areas, Dr. Fixit Super Latex has been used in
Bathrooms, terrace chajja, parapet wall etc. Specially for sunken
areas like toilet floors, Dr. Fixit Proofcoate Black, a polymer
modified bituminous waterproofing compound had been used. In
window and door joints, special waterproofing compound, Dr. Fixit
Sillicone Sealant has been applied. So as to prevent leakages from
tile joints in toilet and kitchen, Dr. Fixit Fevimate TG has been
applied.
II. DOORS
& WINDOWS
1. All doors including kitchen and toilet doors are of FLUSH WOOD.
High quality brand “ORIENT” flush wood door of 30 mm has been
used.
2. In the toilets, the interior of the doors has WATER PROTECTIVE
FIBRE SHEET. All flush doors have elegant TEAK VENEER on the front
side (RAJU make) and suitable wall matching colour on the
interior. The front door has teak veneer on both sides to give the
drawing room a more elegant look.
3. Windows are made of ANODIZED ALUMINIUM of 1.3 mm thickness with
OPAQUE GLASS fitting of 4 mm thickness of TRIVENI make. All
windows have PROTECTIVE M.S. GRILL on the outer side
4. Outside door has protective “SAFETY EYE” so that the resident
comes to know who is knocking on the door. All doors have LOCKS on
them for safety purpose.
III.
INSIDE WALLS:
1. Inside walls have been treated with TWO COATS OF SEALER, TWO
COATS OF WALL PUTTY, scrapping and polishing post putty; ONE COAT
PRIMER and finishing with TWO COATS OF ACRYLIC PAINT. All these
have been purchased from Berger paints.
2. BERGER “IILUSIONS SEALER”: Illusion sealer from Berger is a
penetrative sealer applied in two coats on a wall before any other
treatment and protects against wall dampness, Salt Leaching,
Alkali Effect, Poor adhesion and Porosity of walls.
3. BERGER BISON PUTTY, gives a brilliant white base for effective
colouring and has ACRYLIC CONTENT giving it the unique feature of
expandable quality, this quality helps it to cover hairline cracks
and thus present a smooth wall surface.
4. After the smoothening of the wall surface post putty
application, Water Based Acrylic paint from Berger, BERGER RANGOLI
EASY CLEAN BRAND has been used to impart colour to the walls. This
colours have the unique features of Velvet Finish, Easy
Cleanability, Anti Fungal, Fade Resistant thus giving the walls a
fresh look for years to come. Each of the wall’s colour has been
careful chosen to give a positive vibration to the occupant.
IV.
OUTSIDE WALLS
Outside walls have been treated with one coat of bio wash, 2 coats
of exterior putty and 2 coats of weather coat.
The cemented wall is first given BERGER BIOWASH paint, an anti
fungal treatment which helps in keeping exterior surface free from
a wide variety of microbial activity. This effectively strengthens
the building as well as prevents darkening / blackening of
exterior walls specially at coloumn / beam and brick wall joints.
The exterior wall is next given a 2 coats BERGER BISON EXTERIOR
PUTTY treatment, which has excellent filling, leveling and
application properties so as to give the surface a rich smooth
finish.
The exterior wall is finished with 2 coats of BERGER WEATHER COAT
SMOOTH acrylic paint. It not only gives the exterior walls an
excellent rich look but also has an unique one way barrier effect
on the walls.
V. CEALING:
2 Coats of Putty followed by scrapping and polishing; 2 coats of
plastic emulsion paint. Decorative Karnish has been put along the
cealing borders in all rooms.
VI.
FLOORING:
Floors are made of vitrified tiles of CITY TILES brand, Platonic
Series, Rich Ivory Shade 660.4 X 660.4 mm SIZE. Ceramic Tiles have
been given on the floor inside the toilet; the tiles are of size
13 in x 8 in, from BELL CERMICS.
VII. HAND
RAILING ON STAIRCASE AND BALCONY:
Expensive, elegant and effective stainless steel railing has been
used at both front and behind balcony as well as for the
staircase. The Stainless Steel is of GRADE 304
VIII.
WATER SUPPLY:
Water supply is from a deep borewell. The duplex has been provided
with a 1500 ltrs over head tank for water storage.
IX. “GREEN
EFFECT”:
We have taken special care to ensure that the surroundings of the
proposed home emits positive energy all around. The sample duplex
has (as will all the duplexes in ESSEN RESIDENCY), 9 wall hanging
pots with flowers, 12 pots in the portico, 2 large decorative
flower pots in the front verandah, planter box on the windows and
terrace. A variety of indoor plants, including the sacrosanct
Tulasi, holy Devi Phool, and seasonal flowers have been planted.
Front setback area has a small lawn and the boundry wall has been
lined with Deodaru trees.
X.
TOILETS:
CP Fittings in the bath rooms are from HAVELL’S INDIA LIMITED, of
CRAB TREE brand. Overhead Showers are of 2 flow speed. All Havel
products have 7 years warranty. Commode and Basin have been
procured from HINDWARE, having 4 years guarantee against colour
fading and cistern has 7 years guarantee. Toilet walls have been
decorated with wall tiles from DECO GOLD upto 7 ft above ground
level.
XI.
KITCHEN:
Kitchen has a granite top platform, with tiles upto 2 ft above
platform and HINDWARE make stainless steel sink. Plug point as
well as opening in the wall for exhaust and chiminey has been
provided
XIII.
ELECTRICAL FITTINGS:
All wiring is concealed insulated copper wiring of V GUARD Brand.
Sufficient numbers of electrical points in all rooms. Switches are
all modular switches of ANCHOR make, RIDER Brand. For
uninterrupted power, an inverter of 0.850 v of MICROTEK brand
together with battery from Exide India, INVA QUEEN 500 ( 6 cell,
12 v) brand has been inbuilt into the electrical connection scheme
with 2 electrical points in each room, 2 electrical points in
drawing, dining, 1st floor living area and kitchen and 1 point in
each of the three toilets as well as portico being connected to
the inverter.
Apart from electrical points, concealed telephone and television
points have been given in all bedrooms, drawing room and 1ST floor
living area. For the convenience of the resident, 70 electrical
switches (including 8 two way switches), 4 power plug points, 3
geyser points, 12 fan speed regulators have been provided.
